General terms & conditions

Detailed terms and conditions is described in rental contract. This is only a summary.

Rental period

The rental period begins at 4 pm on the same day as the rental period begins.

The rental period ends at 10 am on the same day as the rental period expires.

This applies unless otherwise agreed.

Number of Residents

The apartment shall at all times be inhabited by a maximum of 6 people. Children under 3 years are not counted in the total number.

Washing of bed linens and towels

Cleaning of bed linens and towels at departure will come at an extra cost of EUR 12 per person.

Rental price

The rental price will be specified in the rental contract. In addition, there is an extra fee of EUR 120 because of mandatory cleaning

Deposit

A deposit of EUR 270 is paid to the landlord in addition to the total rental price. This deposit will be refunded when the rental period has ended (maximum 7 days after departure).

25% on account payment

1. When booking 40 days before the rental period starts or earlier, 25% of the total rental price is paid in addition to the deposit upon booking /signing the rental contract.

2. The remaining amount (75%) is due to be paid no later than 30 days before the rental period begins.

3. When booking later than 40 days before the rental period begins, total rental price and depositum is due to be paid upon booking / signing the rental contract.

4. If payment terms are not resepcted by the tenant, the landlord can without notice cancel the lease.

Electricity and heating

Expenses for electricity and heating are included in the total rental price.

Cleaning

The apartment shall be handed over to the tenant in neat and clean condition. Tenant is on the other hand comitted to leave the apartment and roof terrace in a neat and cleared condition, where the accessories are cleaned and otherwhise complete the activites in the "check-list".

Cleaning of the apartment after departure is performed by staff at the tenants expense. This expense is included in the total rental price.

Smoking and pets

It is forbidden to smoke in the apartment. Pets are also illegal because of potensial allergies among tenants.

If the apartment is in a worse condition as it was upon arrival, the landlord is entitled to use the deposit to cover remediation costs.

Damages

Any damage thas occurs during the rental period to the apartment, furniture and public areas (within the Sea Senses-complex) must immediately (within 48 hours) be communicated to the landlord.

If tenants / guests of tenants are responsible for the damages, these damages shall be fixed before departure unless otherwise is agreed.

Responsibilities

The lessors responsibilties is incumbent upon the landlord of the apartment, and the parties agree that Norwegian law shall form the basis of any disputes.

Annulment

An annulment can only be done in writing and is only valid from the day that the landlord has confirmed receiving it.

In case of cancellation, the following charges apply:

1. From the booking date up until 70 days prior to arrival                   25 % of total rental price.

2. From 69-40 days prior to arrival:                                                           50% of total rental price.

3. From 39-14 days prior to arrival:                                                           80% of total rental price, but not less than EUR 45.

4. From 13 days prior to arrival:                                                               100% of total rental price.
